Landlord fees all-inclusive of VAT


Tenancy Set up Service

Main Service fee: 75% of the monthly rental

Holding deposit fee: £50 annually

This includes...

  • Handling of Holding Deposit in accordance with Tenant Fees Act 2019
  • Production and execution of tenancy agreement and Deed of Guarantee (if required)
  • Limited scope referencing as set out in the Residential Lettings and Property Management Agreement
  • Obtaining agreement to proceed
  • Arranging quotes and organising any works required before move-in
  • Ensuring all paperwork is complete and in place for the move in date
  • Arranging for the appropriate deposit documentation to be signed
  • Taking payment of move in monies
  • Registering the deposit with the TDS or DPS or Mydeposits and issuing a certificate of registration



Full Management Service

Main service fee: 12% of the monthly rental

*additional fees may be incurred as set out in the Residential Letting and Property Management Agreement.

  •  Rent collection & accounting
  • Regular arrears checks
  • Chasing rent arrears
  • Regular accounts statements
  • Arranging yearly gas safety checks
  • Arranging service of notice to regain possession of the property
  • Arrange for and manage required or instructed maintenance works or repairs
  • Negotiating deposit release
  • Negotiating tenancy renewal/surrender
  • Main contact for tenant & landlord
  • Paying for utilities
  • Dealing with lost keys or security device
  • Dealing with change to the tenancy such as change of sharer
  • Limited scope property visits
  • Informing you of any breach of the tenancy



Rent Collection Service

Main Service fee: 4% of the monthly rental

This includes...

  •  Rent collection and accounting
  • Regular arrears checks
  • Notifying you of any rent arrears
  • Chasing rent arrears
  • Regular accounts statements
  • Negotiating tenancy renewal

Other Costs

Any variation to the contract within the tenancy the cost would be £50.00 including VAT

Any loss of keys, security devices the cost to the tenant would be £50.00 including VAT

Any rent arrears will be charged with interest calculated at 3% above the Bank of England's base rate.

Early termination surrender fee rent due up to the period the property is re let plus the landlords re-let fee.


It is the landlord’s responsibility to insure the building; however it is the tenant’s responsibility to insure the properties contents
